1. General

• The company Arcoser BV in Oudenaarde owns Duisbeke Logies. The accommodations are operated by an employee who is responsible for the B&B. This owner lives at the B&B.

• These General Terms and Conditions apply to all users of Duisbeke Logies, Duisbeke 5, 9700 Oudenaarde.

• These General Terms and Conditions take effect upon entering into a rental agreement.

• Upon request, a copy of these Terms and Conditions will be provided to users free of charge.

• Tenants must have a permanent place of residence or residence and be at least 21 years or older.

• The administrator is not liable for damage, loss or theft of property of the users. In case of disputes, all (legal) costs are for the account of the users.

• All risks related to a stay at Duisbeke Logies are for the account of the users.

• Damage and loss of movable and immovable property of the owner must be reported by the users during the stay and reimbursed to the owner.

• Guests must follow instructions from the manager.

• The manager can deny and/or refuse guests access to Duisbeke Logies in the event of a violation of these General Terms and Conditions and in the event of inappropriate behaviour, without further notice and without giving reasons and without refund of accommodation costs.

• The administrator's administration is decisive in the event of a difference of opinion, unless the users can prove otherwise.

• Guests of Duisbeke Logies must comply with the House Rules below.

2. Reservation and confirmation

• The reservation can be made (based on availability) by e-mail or via the reservation form on the website (www.extra-verte.be) or via other booking channels.

• Via the website (www.duisbeke.be) we ask for an advance payment. The rest is paid at check-out. In the case of a payment via Mollie from a Belgian account, it is not visible to us from which Belgian account the payment was made. In that case you will be asked to provide your IBAN account number.

4.Breakfast

• Breakfast is included when booking a B&B room. When booking the Gîte, breakfast must be ordered extra.

• Guests are responsible for informing the B&B owners of any allergies, food intolerances or diets.

 

5. Cancellation

We understand that there may always be unforeseen circumstances that prevent you from coming. If that is the case, we kindly ask you to report this to us as soon as possible.

Below you will find the conditions that apply in case of cancellation. The amounts and percentages shown must be paid by you.

The special conditions, when applied, have priority over the generic ones.

House Rules

1. Arrival and Departure

• On the day of arrival you are welcome in your accommodation between 4 and 8 pm. It is possible to arrive later, but in consultation. If possible, luggage can be brought to us earlier.

• On the day of departure, we would like to say goodbye before 11 am.

• For identification we will ask you to show your passport or ID. We will make a copy of this, which will be destroyed no later than 7 working days after your departure.

• No refund will be made in case of early departure.

2. Your stay

• Use of Duisbeke Logies by persons other than the guests is not permitted.

• We kindly ask you to treat the inventory and furniture properly during your stay.

• We also kindly ask you not to cause any noise nuisance as we also live here as a family. This means that it should certainly be quiet enough between 10 p.m. and 7 a.m. that the other residents are not inconvenienced by noise.

• Duisbeke Logies is only accessible between 07:00 and 22:00. Other access times are in consultation.

 

3.  Safety and Environment

• Parking is free on site in front of the door.

• It is not possible to bring a pet

• The B&B is completely non-smoking

• The bedrooms are suitable for an overnight stay with a maximum of two or 4 people. A cot can be added.
